Three divisions.
One standard.

Essential brings fire door compliance, certified materials supply and construction fit-out under a single group — so the inspection, the doors and the people fitting them all answer to the same name.

What sits under Essential.

Most fire safety work gets split between an inspector, a merchant and a builder — and the evidence trail falls through the gaps between them. We do all three.

The group mark

Note for the client: this concept builds on the full stop you already use across your site — "Essential.", "About Us.", "Our Clients." It's the one consistent brand decision you've already made, so we've made it the group mark and given each division the same lockup. Nothing here is invented from scratch. If you have existing brand artwork we haven't seen, everything shown adapts to it.

Why it matters

The door is half of it. The paperwork is the other half.

Under the Fire Safety Order 2005 and the Fire Safety (England) Regulations 2022, responsible persons must show that fire doors are being checked — and produce the evidence on request.

  • Communal door checks in scope and on schedule
  • Every door tagged and tied to a numbered asset record
  • Defects photographed, graded and priced, not just flagged
  • Records retained and reissued whenever you're asked
  • One group from inspection through materials to remedial work

Standards & competence

Held to the regulations we work under.

Fire safety buyers are told to check competence before they appoint. Here's where ours sits — stated plainly, with accreditation marks displayed as they're confirmed.

FSO
Fire Safety Order 2005The duty framework every inspection and record is built against.
2022
Fire Safety (England) RegsCommunal door checks and record-keeping in multi-occupied buildings.
INS
Certified inspectorsInspections carried out by assessors certified to current scheme requirements.
DOC
Documented evidenceTagged assets, photographic reports and retained records as standard.
Note for the client: this section is built to hold third-party accreditation marks — FIRAS, BM TRADA Q-Mark, CHAS, Constructionline or similar. For a fire safety business these are the single strongest trust signal on the site. We'd populate it with whatever you currently hold and leave slots ready for the ones in progress.
Coverage

Yorkshire base, national reach.

Headquartered in Wetherby, working across the regions you already cover — with a page for each one so they can actually be found.

Wetherby & Yorkshire — HQ Greater LondonOxfordshireMerseyside CumbriaCheshireLincolnshire Greater ManchesterCambridgeshireBirmingham
Note for the client: each region becomes its own page — "fire door inspection in Leeds", "fire door inspections Manchester". That's how you rank for the areas you already cover. Listing ten regions on one page ranks for none of them.

Essential Fire Doors.

Inspection, maintenance, repair and certified installation. From a single communal door to a tagged portfolio across an entire estate — with the records to prove it was done.

Services

What we do.

01

Fire door inspections

Condition surveys against current standards — gaps, seals, glazing, hinges, closers and signage. Every door tagged, numbered and photographed, with defects graded by urgency and priced for remedial work.

02

Maintenance & repair

Seals, hinges and self-closers replaced or adjusted; damaged leaves and frames repaired where repair is appropriate and replaced where it isn't. Straight answers about which is which.

03

Supply & installation

Certified fire door sets supplied and installed by our own fitters, with certification documentation handed over as part of the job rather than chased afterwards.

04

Pre-handover inspection

Inspection during construction, before handover, so defects are found while the contractor is still on site — not at the first compliance check after occupation.

How it works

From first call to signed-off records.

2 · InspectionOn siteEach door inspected against current standards, tagged with a unique reference, photographed and logged. Access arranged around occupants.
3 · ReportingWithin daysA written report per door: condition, defects, photographs, priority grading and costed remedial options.
4 · Remedial worksScheduledRepairs and replacements carried out by our own fitters, working to the priorities in the report.
5 · Re-inspectionBooked aheadNext inspection cycle scheduled before we leave, so nothing lapses through being forgotten.
Sectors

Buildings we work in.

Different buildings, different pressures — occupied housing, live clinics, schools in term time. The common factor is that we work around the people using the building.

  • Residential — communal doors in multi-occupied blocks
  • Healthcare — surgeries and clinics that stay open
  • Education — work phased around term dates
  • Commercial — offices, retail and industrial units
  • Public sector — procurement-ready documentation

Questions

Common questions.

How often do fire doors need inspecting?

It depends on the building and its use. In multi-occupied residential buildings above a set height, the Fire Safety (England) Regulations 2022 set expected frequencies for communal doors and flat entrance doors. Elsewhere the duty is to keep doors in efficient working order under the Fire Safety Order — which in practice means a regular, evidenced cycle. We'll tell you what applies to your building on the first call.

Can you repair a fire door, or does it need replacing?

Many defects are genuinely repairable — seals, hinges, closers and minor damage to leaves. Others aren't, and a repair would compromise certification. Our reports say which is which and why, so you're not paying for replacement doors you don't need or trusting repairs that shouldn't have been made.

Do you work in occupied buildings?

Almost always. Most of our work is in buildings that stay in use — occupied housing, GP surgeries seeing patients, schools in term time. Access is arranged in advance and works are phased around the people using the building.

What do we get at the end of an inspection?

A tagged asset register, a photographic condition report per door, a prioritised and costed remedial schedule, and a booked date for the next cycle. Records are retained and reissued whenever you need to produce them.

Can you supply the replacement doors as well?

Yes — that's what the Supply division is for. Inspection, materials and installation come from the same group, so there's no gap between finding the defect and fixing it.

What we do.

01

Refurbishment & remodelling

From minor refurbishment works to full-scale remodelling — modernising existing facilities without starting from scratch or moving the occupants out.

02

Reconfiguration

Turning space you already have into space you actually need — underused rooms converted into working clinical or commercial accommodation.

03

Fit-out

Complete fit-out of new and existing space, with design coordination through construction to final handover managed as one process.

04

Works in occupied buildings

Complex works delivered inside live environments — phased, sequenced and programmed around the people who still need to use the building.

How we work

End to end, one point of contact.

1
Planning & design

Design coordination and programming before anyone lifts a tool.

2
Phasing

Works sequenced around the operating hours of a building still in use.

3
Construction

Delivered by our own team, with fire compartmentation handled in-house.

4
Handover

Final handover with documentation, including fire door certification.

Note for the client: the fit-out division is the strongest case-study material in the group — the GP surgery work is genuinely difficult and most competitors can't show anything comparable. Three projects with real photography would carry this page on their own.
